How much does it cost to rent a cottage at Orchard Park?
Our monthly rates vary depending on cottage availability and location. Please contact our office for the most current pricing and a detailed breakdown of what is included.
Are utilities, meals, and amenities included in the monthly rent?
Yes! Orchard Park is an all-inclusive property, meaning utilities, meals, housekeeping, errand services and more are all included in your monthly rent.
Do you accept Medicaid, Medicare, SSI, Section 8, or other financial assistance?
Orchard Park is a private-pay community and does not accept Medicaid, Medicare, Section 8, or other income-based housing assistance. Monthly rent is a set rate and is not determined by income.

Do you currently have any cottages available?
Cottage availability can change frequently. Please contact us for current openings or to ask about joining our waiting list.
Can I schedule a tour for myself or my parent?
Yes! We would be happy to schedule a tour and show you around the community. Please call our office or complete the contact form to schedule a convenient time.
What are your lease terms?
Our leases are month-to-month because we believe we should earn your business every month. We’re committed to providing a community you’re happy to call home, without requiring a long-term lease. If Orchard Park is no longer the right fit for you, you have the flexibility to make a change.

Is Orchard Park a senior living community?
Orchard Park is an upscale 55+ independent living community designed for adults who still want the comfort of their very own home with the convenience and connection of a welcoming community. Our tenants enjoy an independent lifestyle coupled with the right services and amenities that make everyday living a little easier.
What level of care does Orchard Park provide?
Orchard Park is an independent living community and does not provide hands-on personal or medical care. Our tenants should be able to manage their activities of daily living independently. If additional assistance is needed, tenants are welcome to arrange services through third-party caregivers or providers, and our team may be able to help connect you with local resources.
Are meals provided?
Yes! A freshly prepared lunch is delivered right to your cottage seven days a week and is included as part of the Orchard Park lifestyle. Additional dining options and offerings vary by location, including breakfast at select communities.
Cottage Features & Policies
Are the cottages wheelchair accessible?
Yes! Our cottages are thoughtfully designed with accessibility in mind. Each cottage is single-story and features ADA-compliant grades and wider doorways to comfortably accommodate wheelchairs and other mobility devices.
Do the cottages have walk-in showers?
Bathroom features vary by location. Our Columbia cottages feature a tub/shower combination with a built-in seat that folds down to make transferring into the shower easier. Our Hattiesburg cottages feature spacious walk-in showers designed for ease and accessibility.
Are pets allowed?
Yes! Please contact management for the current pet policy, including size restrictions, fees, and approval requirements.
